When a home needs some maintenance work carried out, an ideal way to ensure this can be achieved is by arranging a remodeling program, providing you can raise the finance; a home improvement loan could be the way you can finance this work sooner rather than later. Very few people want to attempt many of these home improvements themselves so tradesmen such as electricians, plumbers and carpenters will need to be employed.

This type of home improvement loan has only one purpose, to improve your home but fortunately you do have the option of it either being a secured loan on your property or a loan where no security is required. Fortunately loans that do not require the home itself as equity are even available to brand new homeowners. Fortunately for the homeowner, a non equity based financing arrangement is available with a fifteen year repayment term if required.

The primary stipulation when applying for a loan without equity is the combined income of both owners but the amount of the loan must not be higher than the amount allowed by the county law where the home is situated. Whilst the lenders do not hand over the money without making some checks first about the property and the applicant, these are just to provide some security for the lender as these loans are processed quite quickly.

When arranging a home improvement loan that s secured, it means that any residual value your home is used to help fund the loan. This is not the same as your original mortgage; instead, it is an additional loan that is often easier to obtain and process compared to a regular mortgage; usually providing lower interest rates than other types of finance.

This is not an open ended finance agreement and a valuation of your property will be required for a secured loan to be arranged. This calculation is worked out using how much your home is worth, how much is owed, and of course if there are other loans or debts, as these will be included in the calculation.

All these factors will be considered for putting a loan package together for your consideration. It is never a good idea to lend more than the property is worth although a few lenders do, which often causes problems if property prices fall; fortunately most will only lend to the top value of the property.

An equity based loan can be risky if you arrange to lend an amount greater than you can comfortably afford so consider this carefully as you may end up handing your beautiful home over to your creditors. When planning your remodeling project do not forget that your home improvement loan should initially be used to carry out essential repairs before being allocated to other projects.

Over extending your ability to pay is the quickest way for a person to lose their home when they cannot keep up the repayments. Many people do not consider these facts when they arrange home improvement loans to improve their house, often borrowing far more than they can comfortably afford; do not let this be you.
